Who This Is For
This is for Brampton sellers trying to time a 2026 listing โ whether to go now, in Q2/Q3, or wait for next spring. The answer isn't the same for every community or property type, and the Q1 2026 TRREB data makes that clear.
Q1 2026 Quick Stats โ Brampton City-Wide
- Total sales: 943
- Total new listings: 2,953
- Total active listings: 1,552
- Overall sales-to-new-listings ratio: roughly 32%
- Estimated months of inventory: roughly 4.5โ5 months, based on this quarter's sales pace against active supply
A market with 4.5โ5 months of inventory generally sits in balanced-to-slightly-buyer's-market territory by conventional benchmarks (under 4 months favours sellers, over 6 favours buyers). But that city-wide read masks very different conditions block by block.
What It Means for Sellers
The city-wide numbers say "balanced," but several communities are running well hotter than that average. Detached and semi-detached homes in Northwest Brampton (101% and 100% SP/LP), Fletcher's Meadow (98โ99% SP/LP, 26โ37 day DOM), and Sandringham-Wellington (108 sales, 97โ98% SP/LP) are all selling briskly right now. If you own a ground-level home in one of Brampton's northwest communities, the data supports selling now rather than waiting โ these segments are showing seller's-market pricing behaviour in real time, and there's no guarantee that holds into Q3 or Q4.
What It Means for Buyers
If you're on the buying side, the opposite logic applies in the softer segments. Condo townhomes and apartments โ averaging 40โ60 days on market and selling at 96โ98% of asking across Northwest Brampton and Sandringham-Wellington โ are showing more buyer leverage right now than at any point in the hottest ground-level segments. If your target is a condo product, waiting is less costly, and you have more negotiating room today than a detached-home buyer does.
Best Property Type Opportunity (For Timing Your Sale)
If you own a detached or semi-detached home in a northwest Brampton community, the data favours selling now โ these segments are showing the fastest DOM and highest SP/LP ratios in this report, and pricing pressure like this rarely lasts indefinitely as more sellers respond to it with new listings. If you own a condo townhouse or apartment, the case for waiting is stronger โ these segments are moving more slowly, and a stronger spring/summer buyer pool could improve your results more than it would for an already-hot detached listing.
Local Advice
"Should I sell now or wait" is really two different questions โ what's happening in your specific community and property type, and what's happening to your next purchase if you wait. If you're planning to buy again in Brampton's northwest corridor after selling, waiting doesn't help you: prices there are showing upward pressure (SP/LP above 100% in several segments), so a delayed move could mean selling into the same market but buying into a pricier one. The communities where waiting genuinely make sense are the slower condo segments, where extra time on market this quarter reflects real oversupply relative to current demand, not just seasonal softness.
