Detached and attached-home buyers should still expect competitive conditions on well-priced listings, but not the over-asking pressure seen elsewhere in Brampton this quarter.

Best Property Type Opportunity

Attached/row townhouses are the standout β€” 20 sales (the second-largest segment after detached), a fast 29-day average DOM, and a strong 98% SP/LP. That combination of volume, speed, and price integrity makes it the most balanced opportunity for both sellers and buyers in the community. Detached remains the largest and most liquid segment overall.

Sandringham-Wellington's sheer sales volume this quarter means pricing comparables update quickly β€” a price that looked competitive six weeks ago may already be behind the curve. Because the community spans both an established core and the newer North pocket (which is pricing meaningfully higher), don't rely on a single "community average" when pricing or shopping β€” ask which specific pocket a comparable sale actually came from.
