What It Means for Sellers
Fletcher's Meadow is one of the most active markets in Brampton this quarter β 84 sales is a large volume for a single community, and homes are moving in about a month. Detached sellers have real leverage: 26 days on market and 98% of asking price is a strong result. Semi-detached sellers have even more β a 99% SP/LP means most semis are selling essentially at list price, with very little negotiating given away. That said, 98β99% is not a bidding-war market. Price with discipline. Overpricing by even 3β5% will show up immediately as extra days on market, because buyers here are comparing against recent sold data closely.
What It Means for Buyers
With 206 new listings against 84 sales, roughly 4 in 10 listings found a buyer this quarter β buyers do have choice, especially among detached homes where supply is deepest. You're unlikely to get a steep discount (SP/LP is close to full price across the board), but you're also not walking into a bidding war on a typical listing. Semi-detached buyers should expect the most competition: fewer listings turn over relative to demand, and pricing is the tightest of the three main property types.
Best Property Type Opportunity
Detached homes are the strongest opportunity on both sides of the table right now. They combine the largest sales volume (54 of the quarter's 84 transactions), the fastest average DOM (26 days), and a healthy 98% SP/LP β meaning there's enough inventory for buyers to compare, and enough demand for sellers to price with confidence. Semi-detached is the tightest segment percentage-wise, but the very small attached/townhouse sample (3 sales) makes it too thin a data set to call a trend either way.
Local Advice
Fletcher's Meadow is a mature, built-out community β nearly all of this quarter's supply came from resale, not new builder inventory, which keeps the market more predictable than newer northwest Brampton pockets. The Fletcher's Meadow Secondary School catchment remains the single biggest local demand driver we see street by street, and it's worth knowing exactly where those boundary lines fall before you price or shop. Homes with updated kitchens/baths and legal basement suites are consistently outperforming the averages above β if you're selling one of those, a strict "comparable sales" price often undersells what you actually have.
